But many homes need work: new roofs, siding, or kitchens. Those are selling below list. New construction is a different story, but for most resales, demand is softer and buyers are pickier.
Recent numbers show sellers earning slightly less. As of last week, Jacksonville sellers were getting about 96.3% of their list price. A $1,000,000 home, for example, would likely sell for around $960,000. That’s one of the lowest averages recently, and it could dip slightly as the fall and holiday season continue.
Sellers need to price for today’s reality, not last year’s market. The message is clear: your list price is your “Buy It Now” price, and it needs to reflect the market’s reality. Overpricing leads to longer wait times and lower final offers. Listing at the right price from the start gives you the best shot at a faster sale and stronger return.
Not every agent approaches pricing the same way. Some agree to any price just to win the listing, which rarely helps the seller. Working with an agent who understands current trends and local conditions is key.
