Picture finding a home you really love, then realizing it might cost you more than it should. That’s the spot my buyers were in recently, and how we handled it turned into one of my favorite stories from this year. I’ll be honest, I’m a bit of a gambler. I appreciate a good chase and get a little adrenaline rush out of it, and this deal had all of that.

About two months ago, I started working with clients who were moving back to Jacksonville. I’d represented them before, so there was some history there, and since they’d lived here previously, they knew the market fairly well. We were shopping in the $600,000 to $700,000 range out toward the beaches, around the Kernan and Hodges area, and after touring quite a few properties, we found one we really liked.

The home was priced a little high. It sat in a great neighborhood, but it had been on the market for a while, partly because it was overpriced. A lot of homeowners believe their house is better than the next one, and sometimes that’s an emotional decision, so it’s common to see a listing sit slightly above what the market supports, even when the comps say otherwise.

Submarkets can shift block by block. Two neighborhoods in the same zip code can behave completely differently. One might simply have more demand, with more buyers trying to get in for their own reasons, so it holds value and moves faster. Understanding how quickly homes sell in a specific pocket of the market is a big part of setting the right strategy, and it’s a real advantage when buyers are in a stronger position, like they are now.

We came in below asking. Our initial offer was about $30,000 under the list price. The sellers countered, and their number was fairly reasonable, but in the back of my mind, I knew the home had been sitting for 45 to 50 days and was priced high to begin with. I felt we could get it for less. My buyers were leaning toward simply taking the counter, figuring it is what it is, and I understood why. But I’d seen this setup before, an overpriced home sitting too long, and that’s what gave me the conviction to push back.

Then I laid out the gamble. I told them I thought we could walk away and the sellers would come back, and that the only way to try it was if they were comfortable rolling the dice. This was roughly a $15,000 gamble, and it only worked if they were genuinely willing to lose the home. We had that honest conversation, and I asked them directly whether they’d be okay if another buyer stepped in and this didn’t end up being their house. They loved the home, but they agreed that if we could get it for less, the risk was worth taking, so they walked.

One week later, it paid off. We looked at a couple more houses, didn’t write another offer, and seven days after we walked, the seller reached out to ask if my buyers were still interested. We said sure, at our original offer, and they accepted. That was a $15,000 gamble, and it landed. My clients closed about a month ago and couldn’t be happier, and it came down to reading the situation and having the nerve to act on it.
