Somewhere between the offer and the closing table, almost every real estate deal hits a snag nobody saw coming. On one of my Jacksonville listings, that snag was a septic tank. The tank was less than 10 years old; we’d never had a single issue with it while we managed the home as a rental, and then a septic inspection turned the whole timeline on its head. I want to walk you through what happened, because it’s a far more honest picture of this business than anything you’ll see on HGTV.
A clean history doesn’t guarantee a clean sale. This was a home we knew well. We’d managed it as a rental through our property management side at Pursuit Real Estate, and nothing about the septic system had ever come back to us as a concern. So when a buyer came in with a strong offer, there was no reason to expect trouble. No one did anything wrong here, not the seller, not the buyer, not us. This was simply one of those situations the market throws at you.
Always get a second opinion on big problems. The problem showed up during the buyer’s septic inspection. The top of the tank had blown out, and there was water surfacing right where the drain field should have been quietly doing its job. I’ll be the first to tell you I’m no septic expert, but you don’t need to be one to know that’s bad. Rather than take a single opinion and run with it, we brought in a second septic inspection company to confirm the diagnosis. They agreed the system was done and needed replacing, then broke down the cost and the cause. This style of tank can drift chemically off-balance and get difficult to maintain, which is exactly why, given the choice, I’d take city sewer and a small monthly bill over the headache. To each their own.
A fair split keeps a deal alive. Replacing the drain field pushed our closing about 38 days past the original date, and it came with a bill in the $17,000-$18,000 range after the buyer decided to upsize to a larger tank. Here’s how the money actually landed: we covered about $13,000, and the buyer put in roughly $4,000 to cover their upgrade. Nobody loves hearing a deal will take longer and cost more, and it was a bit of a mess at first. What made it workable was that the seller understood the reality: a house with a failed septic system doesn’t sell until the septic is fixed. Handling a property that needs work like this, honestly and out in the open, is often the difference between a closed deal and a dead one.
Honesty is what actually closes deals. The reason this one came together wasn’t luck. It was everyone staying upfront, naming the issue plainly, and agreeing that nobody was at fault or hiding anything. That’s the whole job as I see it. A Realtor exists to solve the problems that come with real property, and every property comes with them, because there has never been a house in the history of time without an issue waiting somewhere. You can’t dodge the curveballs. You can be the person who catches them, which is the same mindset behind a smart approach to inspections and the way we run our property management work every day.
The best deals close as a team. Credit where it’s due: the agent on the other side was excellent through all of it, the buyers stayed reasonable, and the sellers kept their cool. Everyone rowed in the same direction to get this across the finish line, which is really what it takes to close a hard deal.
